Preliminary consultations
Before you submit a formal application to us you can informally discuss your proposals in order to assist with the development of your project. We can provide -
- designated case officer to see your project through from inception to completion
- agreement of basic principles
- site history - ground conditions, for example
- meetings held at your office
- written report of discussions
- plan assessment
Full plan assessment
For full plans applications, the plan assessment process includes the following services -
- initial assessment target is 10 working days
- communication made by telephone, fax, letter or meeting and email by arrangement
- meetings held at your offices
- over specification identified, for Building Regulations purposes
- conditional approvals available
Site inspections
Given that Kingston upon Hull is a compact city and our offices are centrally located, the following site inspection is available -
- customer promise - same day inspections guaranteed if requested before 10am (excluding weekends and statutory holidays)
- site inspection tailored to suit your construction programme
- advice readily given on site (when appropriate)
Service standards
We aim to -
- acknowledge receipt of all Building Regulation applications within three working days
- undertake our full plans application assessments within 10 working days
- issue decisions on full plans applications within the statutory period
- undertake site inspections on the same day if requested, before 10am
- reply to all enquiry letters within 10 working days
- provide a technical advisory service during office opening hours
- provide a free pre-application consultation service
- provide advice on local ground conditions
- provide qualified staff with extensive local knowledge

Fees
We are required by law to charge for our services and while the framework for charging is regulated by central Government, we endeavour to make sure that you are given the best price. The following are offered to assist with determining the appropriate fee -
- discussions to agree project costs from which our fees are derived (when relevant)
- written fee quotations on request
- fee reductions available for certain building types
- extetnsive range of discounts available for repeat or repetitive work
Latent Gold
Latent Gold was developed by LABC Services in partnership with Bland Bankart and comprises a latent defect insurance scheme for new and extended non-domestic buildings. It is only available when we undertake the Building Regulations approval function.

Local Authority Building Control (LABC) new home warranty
The types of development for which cover can be arranged for are -
- speculatively built residential housing
- social housing
- self build
LABC new home warranty caters for conversion, new build and mixed use developments. Working alongside one of our surveyors, additional audits are undertaken to ensure that the highest possible standards are achieved.
LABC social housing warranty provides for the cost of complete, partial rebuilding or rectifying work to the new development which has been affected by major change.
LABC self build warranty has been designed specifically for people building their own homes and applies to both new build and conversions. LABC new home warranty is administered by MD Insurance Services Limited.
