If you rent from a landlord other than the council, the rent charged for the property may be referred to the Rent Service. They will give us a valuation of the amount of rent we can use to calculate your housing benefit from. The Rent Service valuation may be lower than the rent you are charged.

Important note for customers under 25
If you are under 25, single and have no dependant children living with you, the housing benefit you could get is restricted to a maximum of the average cost of a non self-contained room in the area in which you live, or are thinking of living.
This amount is called the Single Room Rent (SRR) and is the maximum you would get irrespective of the number of rooms you would be renting or the rent charged.
As Single Room Rents differ from area to area and can change over time, the benefits calculator cannot give you an estimate of housing benefit.
To find out the Single Room Rent for the property you would like to rent you will need to request a Pre-tenancy Determination (PTD).
You can still use the benefits calculator to work out how much council tax benefit you could get.
Any benefit entitlement will usually only start from the Monday after the council receive your form.
